Brisbane auctions were slow to warm up but there were some huge sales when they did and encouraging signs that first-home buyers are finding affordability in the townhouse market.
The two richest properties to go to auction on Saturday were both passed in before selling under auction terms straight after.

Ray White Ascot’s Dwight Ferguson and Nick Kouparitsas passed in a signature home, at 112 Crescent Rd, Hamilton, with a bid from the floor of $4.9m before an unconditional deal was struck at $5.025m as soon as the 30-strong crowd dispersed.
Earlier in the day, 100 people watched as a brand new Bulimba house, with $250,000 worth of furniture and inclusions, was passed in with a vendor bid of $3.98m (the highest bid from the floor was $3.72m). The home at 6 Kenbury St sold later in the day for $3.85m. It was below the seller’s expectations however Ray White Bulimba principal Scott Darwon confirmed the sale was the highest price paid for a small lot property in Bulimba.
Department store pioneer TC Beirne’s former home, at 14 Inverness St, Ascot, sold under the hammer for $3.65m.
And 18 bidders turned up for the auction of a townhouse at 20/819 Creek Rd, Carindale with that property selling for $120,000 above reserve at $870,000.
While Brisbane’s auction clearance rate dropped below 40 per cent, the median price of homes to sell at auction remained above $1m at $1.05m. The $1m median auction value was reached for the first time during the peak of the Covid housing boom last year, and is second only to Sydney’s $1.51m auction median, an indication that the Brisbane homes selling at auction are among the most valued in the country.
Hot auctions this weekend
A brand new home at 26 Kneale St, Holland Park West is the most popular property heading under the hammer this weekend, after a once rat-infested home at Palm Beach on the Gold Coast was pulled from the auction line-up and converted to a private treaty sale seeking offers over $5m.
A prestige acreage block at Gumdale is also among the most viewed listings heading to auction. The renovated, five-bedroom house has a super-sized, brand new kitchen, new carpets, a 2.5m fully-tiled pool and spa, and two fireplaces.
And first-time developers are taking their six-month-old Hamptons-inspired Seven Hills house to auction.
