A HUMBLE brick home built nearly four decades ago has sold for close to $17m, as the Noosa market continues to attract big spenders.

The knockdown house at 32 Noosa Parade, Noosa Heads, was built in 1985 and looks like it has barely been touched since.

Records show the vendor, Nicholson Investments, paid just $90,000 for the property in the mid-80s.

The exact sale price has not been disclosed, but the advertising campaign called for offers over $17 million.

The three-storey home on the site was built in 1985 and is in original condition.

Tom Offermann of Tom Offermann Real Estate, who negotiated the sale, would not disclose any details about the buyer, except to say they were considering demolishing the existing home.

“This residence is unique as it was the one-and-only three-storey residence on Noosa Sound ever approved by Noosa Shire Council,” Mr Offermann said.

It is understood the new owner will demolish the existing house.

The price reflects the value of the land, which covers 611 sqm with a 20m river frontage, and only 400m from Hastings Street.

Noosa Parade on the Noosa River is a tightly-held row of just 36 homes, with properties rarely hitting the market.

Earlier this year, 50 Noosa Parade sold for $15m — a modest home that was also built in the 1980s.

The waterfront property is on the tightly-held street of Noosa Parade.

“We have just sold another Noosa Parade home off-market for significantly more, and this will be revealed when it settles in September,” Mr Offermann said.

“Number 53 Witta Circle has very recently settled at $19.5 million, however the Noosa Sound record remains with a house that we sold for a higher amount, which cannot be disclosed yet.”

53 Witta Circle sold to former mining boss turned mindfulness philanthropist, Kerry Harmanis, who owns more than $30m worth of property in the street.

The successful businessman made his fortune in the resources sector as the founder of Jubilee Mines, which he sold in 2008.

“Quite a lot of secrecy surrounds some of these premium property sales because buyers or owners are often well-known and want to avoid having their private business publicised,” Mr Offermann said.

This property at 68 Noosa Pde, Noosa Heads, is going to auction in June.

The prestige agent also has another listing at 68 Noosa Parade.

The seven-bedroom, four-bathroom waterfront home on the same sized block is scheduled for auction on June 18.

It has been owned by Brisbane couple David and Judy Tynan for about 20 years and is expected to set a new record for Noosa Sound.
