Dreamy beach homes are still commanding top dollar, despite a nationwide slowdown in the real estate market.
Several properties by the sand on the Sunshine Coast have been sold at lofty prices during the past couple of weeks.
A 39-year-old unit at Dicky Beach went for $1.68m at auction late last week, in the face of slumping values for properties in the region and beyond.
There were five registered bidders and competitive bidding for Unit 2/13 Wilson Avenue, before it was sold to people from Brisbane who will use it as a lock-up weekender.
Ray White Caloundra elite selling princple Andrew Garland said the beach lifestyle remained prized and oceanside homes were few and far between.
“Good property sells any time,” he said.
“If you have a good property or the presentation is good, then you will have no problems selling it.”
“This property is directly on the beachfront,” he said.
“There’s no road in front of it and there are only about 15 properties on the beach at Wilson Avenue and only 11 units.
“It’s a pretty rare bird. They’re not making that stuff anymore.
“And they don’t go on the market very frequently.
“They’re increasingly tightly held and are more and more valuable, so even though we have had an interest rate hike, the market is still happy to jump on them.
“It was good to see this property got a good result despite the fact the media is full of doom and gloom about real estate.”
The two-bedroom, two-bathroom, one-car space unit is in a 607sqm complex of three units.
“It is blessed with rare beachfront privacy, situated in Caloundra’s most sought-after address,” beamed Ray White’s promotion.
The unit backs on to the foreshore and is a lazy 34m to the beach proper.
“The beauty of Dicky Beach is that it’s the first patrolled beach from Kings Beach (Caloundra’s main beach),” Mr Garland said.
“Neill Street is right near the property too and there is a famous surf break there.
“And you’re also 500m from Moffat Beach, which has another surf break.
“So, there are lots of positives.”
The sellers had utilised the unit for personal use and holiday letting.
“But it became too small for their growing family, which is why they decided to sell, and they will look at something more functional for them,” Mr Garland said.
Another property a few blocks away was also among those that were hotly contested at a special Ray White Caloundra auction, held at the Sunshine Coast Function Centre.
No. 10 Roslin Street, in Moffat Beach, sold for $1.55million.
The three-bedroom, two-bathroom, two-car space property, on 658sqm, is 660m from the beach.
“There was very strong bidding and it sold above the reserve,” Mr Garland said.
“The owners did a great renovation and presented it well, and they got well rewarded, in the face of the media trying to talk everyone out of real estate.
“It’s opposite a park and the people who bought it have two young children.
“It has a pool and it’s also close to beach, without being on it, so it’s more affordable.”
