A beachfront home in prime position on one of QLD’s hottest coastlines is set to shake the market when it lists on Tuesday, billed as Australia’s best beach block with no estimated value available.
Built in 1984, the six bedroom beach home has what is arguably the best position on the waterfront in popular holiday spot Caloundra on a 609sq m block of land which packs an unbeatable prime asset – high density residential zoning.

The last time the property at 37 Warne Terrace hit the market pre-global financial crisis, it sold for $4.5m because of its location alone. Realestate.com.au currently has “no estimated value” on it while CoreLogic records put the estimated land value at $2.2m two years ago.
Real estate agent Iain Simms of Henzells has already fielded a dozen calls with the first coming within half an hour put him putting his sign on the property. It doesn’t officially list for expressions of interest until Tuesday.
“It’s hard to say where the pricing will go as there’s simply no comparison. The owners are seeking best offers via an expressions of interest campaign. We’re not setting any limits,” he said.
“Lockdowns and the Covid-19 situation have put unprecedented emphasis on the value of lifestyle, and it doesn’t come any better than this.”
Its prime position gives it uninterrupted views from the northeast to the southwest, he said, taking in the Glasshouse Mountains, Pumicestone Passage, pristine beaches, Bribie and Moreton Islands.
Given its high density residential zoning, allowing buildings up to 15m – or about four storeys with parking – developers were expected to make the biggest play for the site, but several families who had been hunting for months along the beach from the Gold Coast to Noosa were also keen.
“You cannot find the words to describe it. It really is one of a kind, it’s a cliche but it’s true,” he said. “It’s just got that x factor and because there are no properties to the south of it as well, you’re going to have a private feel right on the water there.”
The family that owns the site had plans to develop it but were “just moving in a different direction” now, he said.
“The reality is if I could pick this up and put this in Noosa it would be a $20m sale. Caloundra is less than an hour to Noosa and an hour to Brisbane airport.”
Asked about the “best beach block in Australia” claim, Mr Simms said “show me another one”.
“Is this the best real estate opportunity in Australia. There are a few places around where you can get that type of absolute beachfront, maybe in small coastal towns but nothing in an area as developed Caloundra.”
The last time the property listed, pre-GFC in 2007, it was billed as a world class landmark ocean front property with “magnificent panoramic views”.
Even back then Caloundra was a hive of activity with this property listed as being “just steps away from restaurants, cafes, shops, cinemas, surf, beaches, cycle paths and the coastal boardwalk”.
