Confidence has returned to the Brisbane market with buyers aplenty hunting for timber and tin houses post-election.

Agents are reporting a significant uptick in enquiry and interest now the federal election is fading from view, with buyers’ keen to stake their claim on houses that are quintessential to the Sunshine State.

Harcourts Clayfield sales and marketing consultant Keith Mahon is expecting a solid crowd at the auction of 46 Allen Street, Hamilton on Saturday following the recent surge of activity.

“The market was a little slower prior to the election result; however, buyers that had previously looked through without committing have now come full circle and are taking action through written offers,” he said.
“We expect a good showing at the auction with a number of parties expressing intent to bid or submit offers conditionally post-auction.”

The architecturally designed, three-bedroom, two-bathroom home has been thoughtfully created to maximise inner-city living with a maintenance-free lifestyle.

Mr Mahon said the original character home had undergone a significant high-end renovation with its features including spotted gum flooring, a stunning timber gazebo on the patio, and a gourmet kitchen.

“The type of buyers looking have been stylish, inner-city buyers, looking for a slick residence with location to amenities and nightlife being a strong drawcard,” he said.

No. 46 Allen Street, Hamilton, will be auctioned at 12pm on Saturday.

A few clicks back towards the city, another beautifully renovated Queenslander is expected to create strong competition amongst bidders this weekend.

The five-bedroom, four-bathroom house at 30 Chambers Street in New Farm is not only on an unusually large block for the area but is also located in a cul-de-sac that regularly hosts street parties.

Ray White New Farm’s Jahkoda Ferguson said interest in the property had been strong from local buyers especially, with families most keen to secure a house that has been renovated with lifestyle in mind.

“It’s a large block, which is unusual for the area,” he said.

“The house offers five bedrooms – so this is a house that buyers are looking at as somewhere they will stay for at least five years.

“Plus, the house is in a cul-de-sac, again that really appeals to family buyers.”

He said pre-auction offers had been made during the campaign, with a number of parties expected to bid on auction day.

No. 30 Chalmers Street in New Farm will be auctioned at 10am on Saturday.

On the other side of the river, another timber home is expected to entice would-be renovators keen to make it their own.

The three-bedroom house at 46 Edencourt Street in Camp Hill is a classic double-gable Queenslander that boasts a sought-after location as well as a desirable 591 square metres of land, according to Shane Hicks of Place Estate Agents Bulimba.

“It has attracted many families that would love to live in the area, but the ones that have really shown interest are those that are renovators,” he said.

“They recognise that the location, land size and aspect is hard to get, so they’re prepared to do work to renovate the home.”

He said that, during the auction campaign, nearly 55 groups had inspected the property, which features a classic Queenslander frontage as well as a sizeable front veranda.

Solid bidding is expected at Saturday’s 4pm auction, he said, with the house expected to sell to the highest bidder on the day.
