Brisbane suburb record broken three times in a month — will it be four?

All eyes are on this Grange home that goes to auction on Saturday.

The suburb record in Grange has been broken three times in the past month but a home that goes to auction on Saturday is likely to blitz them all.

Multimillion-dollar prestige Grange homes are flooding the market, with agents heralding the listings as a sign stock levels are returning to more normal levels.

Four of the suburb’s top properties have listed in the past month. Three have sold, all breaking the previous suburb record.

Brisbane builder Scott Clements sold his Daisy St home at auction last Saturday for $3.855m.

The off-market sale of 11 Newton St fetched $4.05m on April 22.

And 12 Corner St beat them both in a $4.65m post-auction sale to the highest auction bidder from last Saturday’s auction (watch the auction replay below).

All have snatched the suburb record from 79 Montpelier St that had stood for eight years.

But Brisbane property developer Scott Flynn, who picked up the British Trade Commissioner’s former lodgings in Hamilton for $9m in December, is now selling his Grange home of eight years at 79 Montpelier St, in what could be the biggest sale of the year for the north Brisbane suburb.

“Irreplaceable” is how Mr Flynn describes the home, which is on the largest block in Grange.

The 2239sq m property set the suburb record in 2014 when Scott and Sacha Flynn paid $3.85m for the home.

Ray White Ascot’s Damon Warat oversaw the auction of the Hamilton estate just before Christmas and he is partnering with Ray White Wilston’s Alistair Macmillan to sell the Grange estate at auction on Saturday at 10am.

Already 73 groups of buyers have inspected the home.

“We’re expecting a good turnout and we’ve had a really huge level of inquiry,” Mr Warat said.

“It has all the fundamentals of good real estate: elevation, size and the potential to add value.”

The property features a gabled, five-bedroom house on an elevated block with city views. It has a rare 50m street frontage, a tennis court and a swimming pool.

The house itself had been renovated before the Scotts moved in and they have maintained it since then.
