His Byron mega-mansion escalated to $30m, but Hollywood superstar Chris Hemsworth is doing things differently on his second home build with brother Liam – two houses, one block, $4.4m and here’s where exactly the money will go.

Documents submitted on behalf of Australia’s most famous sons by their team of experts revealed a plan to create two residences on a 35 hectare site that the brothers bought for $4.25m two years ago.

They plan to spend just over the same amount $4.4m creating two residences on the massive block – an active oasis for their family and friends to enjoy for years to come, including a large 21m pool and an artificial dam.

About $1.73m of their build budget for the concrete luxury homes was expected to go into structural works, including over $164,000 on site preparation, about $440,000 for the substructure, $127,000 on the upper floors, $61,000-plus for structural steel/timber and over $82,000 for stairs and balustrades alone.

The walls were the second biggest individual structural cost at over $302,000. External windows and doors were expected to come in at over $214,000, the roof cost alone was put at over $201,000, and internal walls were about $138,000.

The family company spent $4.25m on a 35 hectare estate at Broken Head – close to Chris Hemsworth’s estate.

Finishes were budgeted at just over $836,000, about a third of which was expected to go into joinery ($290,000), $27,000 worth of appliances and $69,000 for painting.

The biggest of the services cost was for electrical at almost $163,000, followed by plumbing $116,138, over $85,000 on mechanical services, and $54,000-plus for light fittings/ceiling fans.

The pool was expected to cost over $148,000 to put in as well $100,000 on external works.

Over $1.16m of their budget was for preliminary work, builders margin, fees and GST.

The paperwork showed that the main residence would be spread over three levels, with the ground floor containing four ensuited bedrooms that look out onto a courtyard, a media room, separate bathroom, open plan living/kitchen/dining plus two decks.

The top floor would be taken up by a master suite with robe and deck area located at the southern end of the house, sitting above the living area.

The basement, which is cut into the hilltop and underground, would contain the gym, a bathroom and a plant room, sitting beneath the kitchen and dining room. Each of the three levels would be connected by internal staircase, the documents said, and the home would also have a separate building housing a four-car garage.

A 21m by 4.5m pool is proposed that will be 1.8m deep, accessible via deck from the ground floor of the property.

The second house will be a new single storey home on the side of an artificial dam, 70m away from the main residence, according to documents submitted to council.

It will have two bedrooms, two bathrooms, a laundry, open plan kitchen/living/dining room and open to an large deck overlooking the dam. It will also have a covered car park.
