Fast sale: Brisbane house sold in just 25 minutes

A Brisbane house has sold in just 25 minutes for $1.8 million, and it wasn’t even on the open market.

The three-bedroom house at 8 Ivy St in Indooroopilly was set to go to auction on September 30, but within just 25 minutes of sending out an email, before it had even been advertised for sale, Adcock Prestige agent Jason Adcock had an unconditional offer that sealed the deal for $1.8 million.

A buyer with fond memories of 8 Ivy St at Indooroopilly made a fast offer to secure the home

“Within 25 minutes of me sending out an email to my database, without any photos but just with the address, a buyer contacted me and wanted to make an unconditional offer,” Mr Adcock said.

“The buyer was a local Brisbane woman, whose family had rented the home more than 40 years ago.

“It was the first home she lived in. When she was born, her parents brought her home from the hospital to that home.

“She made a promise to herself if it ever came up for sale and if she could afford it later in life that she would buy it.”

It has river views

Mr Adcock said that within 24 hours of that first contact, the Toowoomba-based owners signed a contract and it was sold to the Brisbane woman.

The Spanish mission style residence sits on a 655Sq m block, and has been owned by the same family for the past 50 years.

Mr Adcock said the sale showed just how fast buyers had to move in the Brisbane property market to secure something near the river.

“We didn’t even have time to hold the first open for inspection,” he said.

“Properties like this don’t come onto the market often, so those looking to buy need to make a solid offer from the start.”

The suburb has seen substantial price growth

Median house prices in Indooroopilly increased 21.7 per cent in the 12 months to August, and now sit at $1.12 million.

Recent sales in Indooroopilly include 8 Charlane Avenue, which sold for $2.06 million, two blocks of side-by-side vacant land, also on Ivy St, that sold for $3.6 million each, and a Gilgandra St house on a 2470sq m block that changed hands for $5.373 million.
