Massive price for riverfront home signals prestige property drought

A riverfront home in Chelmer has sold for more than $6m as Brisbane experiences a prestige property drought.

IT has been more than a decade since a home sold for more than $6 million in the leafy, riverside suburb of Chelmer.

In a sign Brisbane’s prestige property market is experiencing a drought, a luxury house at 65 Longman Terrace has just changed hands for $6.6 million — setting a new benchmark for the riverfront street.

Selling agent Sarah Hackett of Place Estate Agents said the property sold to an expat couple after the vendors received three offers.

“It’s a beautiful home, and turn-key, so nothing to do,” Mrs Hackett said.

The architecturally designed, five-bedroom, five-bathroom house is on more than 1600 sqm of riverfront land.

Inside, the home is adorned with French Oak parquetry flooring, 6.5m high ceilings, Alpine stone walls and bedrooms lined with Ralph Lauren silk wallpaper.

There is also a home cinema, bar, wine cellar, two swimming pools, an outdoor kitchen, a private jetty and five-car garage.

Mrs Hackett said the top end of the market was awash with buyers waiting to pounce on prestige properties, but there were not enough to choose from.

“I’ve never seen such a little amount of stock available,” she said.

“We’re seeing multiple offers on properties because there’s not as much to choose from.

“(Properties with) good floorplans conducive to the outdoors, gardens and the river are in demand.”

Mrs Hackett said she had noticed an influx in buyers looking to upgrade since the federal election.

She said she had negotiated three sales above $6 million on the Brisbane River in the past 45 days.

They include a four-bedroom house at 30 Wendell St, Norman Park and one at 146 Virginia Ave, Hawthorne.

“There are more buyers than properties, which is great because it’s been a long time since that happened,” she said.

The biggest residential sale in Chelmer was back in 2009 when a four-bedroom house on 3,392 sqm at 38 Rosebery Terrace sold for $7.2 million, according to CoreLogic.
