BRISBANE’S ‘burbs are getting fancy as the lust for luxury spreads beyond the inner city, with developers now catering to buyers who want hotel-style amenities and high-end extras without the price tag.
PropTrack research shows buyers are searching for quality homes in new developments in middle and outer suburbs, with in-demand features including private plunge pools, wine cellars, cinema rooms, fire pits, yoga lawns, and concierge services.
Luxurious townhome projects are popping up in suburbs like Albany Creek, Newport, and Arana Hills, where homeowners are looking to cash in the equity on their long-held abodes and upgrade to a turnkey, fixed-price product with all the mod cons.
Tessa Group managing director Brendan Tutt said the group’s new townhome project, ‘The Orchard’, in Arana Hills sold out quickly, with buyers attracted to the high-end finishes, the size of the homes, the parking space, and the sustainable features.
“Over half of our townhouses have four car parks, which is unheard of in a residential townhouse development in Australia,” Mr Tutt said.
Every townhome in the project is fitted with solar and EV chargers, while even the paint on the walls is sustainable, and residents will have access to an orchard of fruit trees bearing 10 different kinds of fruit.
“The Orchard is not only setting the benchmark in luxury in the townhouse market from a quality perspective, this $55m project is considered by many in the industry as one of Australia’s leading projects on environmental and green front,” Mr Tutt said.
“People are very environmentally conscious now, especially given the events of the last few years, and they have more consideration for the environment they live in.”
In Albany Creek, in Brisbane’s north, a new $80m development has just launched, offering 82 three and four bedroom terrace homes — with the option to add private plunge pools.
“That’s a significant investment in an infill suburb,” Oliver Hume Queensland general manager Dan Ross said.
Most of the initial inquiries had come from locals looking to upgrade without the hassle and expense of living in the inner-city.
“These are mums and dads or retirees who have significant equity in their properties and want to cash out, but not find themselves in the rental market,” Mr Ross said.
“They have long established networks of family, friends and social groups in their local
community and find the idea of moving away unpalatable… but love the idea of moving into a luxurious new home just down the road.”
He said enquiries for the four-bedroom homes with the plunge pool option, which were priced around $1.2m, had been “significant”.
“There is nothing like this on the north side of Brisbane, let alone Albany Creek,” he said. “It will set a new benchmark for suburban living that will take a lot to beat.”
In Everton Park, ‘Fable’ by Rogerscorp is nearly 75 per cent sold, with buyers snapping up the three-storey, three-bedroom townhomes with designer appliances and double garages from $865,000.
The development offers communal facilities including a resort-style pool, pizza oven, herb garden, fire pit, and a yoga lawn.
Adam Carter from Position Property is handling sales in the project and said almost all buyers so far were owner-occupiers downsizing locally, or moving from the inner-city and looking for value and more space.
“People are looking for value for money, space, floorplans that cater for working from home, second living rooms, double garages, better quality finishes and detail in cabinetry, higher ceilings,” Mr Carter said.
“Buyers are pretty particular now. A lot of people are doing their research and comparing project to project.”
In Newport on the Redcliffe Peninsula, a luxury, waterside townhome project by Stockland is 80 per cent sold.
Stockland senior development manager Matt Patullo said only four townhouses remained in the development — three and four-bedroom townhouses with prices starting at $1.199m.
“Demand for coastal living continues to soar in Queensland, particularly among retirees who are looking for a relaxed waterfront lifestyle close to the city and amenities,” Mr Patullo said.
PropTrack senior analyst Karen Dellow said there was definitely a trend for luxe apartment developments in middle-ring suburbs.
“These apartments include amenities such as cinema rooms, wine cellars and hotel style concierge services,” she said.
“The Audrey in Indooroopilly came in at fourth on the list of the most enquired about developments nationally in January.”
BRISBANE’S NEW SUBURBAN LUXE RESIDENTIAL DEVELOPMENTS
Alba Residences, Greensill Rd, Albany Creek
Developer: PesDev Group
An $80m project comprising 82 three and four-bedroom terrace homes spread over a 2.5ha site.
Homes start from $829,000, with the option for buyers to add a private plunge pool.
Residents will have access to a country-club-style recreation area with landscaped pool, entertaining spaces and a fully equipped gym.
An $81m development comprising 80 architecturally designed terrace homes priced from $630,000, with floor plans ranging up to 217 sqm, with oversized wardrobes, solar panels, double lock up garages and covered alfresco areas.
Buyers can customise the homes in a range of colours and fittings.
Residents will have access to resort-style facilities in the ‘Ashford Club’, which features a pool with splash area for children, a gym, a teppanyaki grill, a fire pit, and barbecue area.
Fable, 31 Woolworths St, Everton Park
A $55m project comprising 57, three-storey townhomes, featuring three bedrooms, a media room, and a two-car garage, with prices starting from $865,000.
Nearly 75 per cent is sold with construction due to start next month and an expected completion date of December 2024.
The Audrey, 109 Clarence Rd, Indooroopilly
Developer: Savve Developments & Construction
Construction has started on a luxury project comprising 30 house-sized apartments, priced from $680,000 for two-bedrooms, and over $1m for three-bedrooms, featuring media rooms and kitchens with butler’s pantries. There are now four and five-bedroom layouts available.
Rooftop facilities include a pool, sun lounges and cabanas, separate barbecue and dining areas, a fire pit, and a dog grooming and spa area.
The Orchard, 80 Plucks Rd, Arana Hills
Developer: Tessa Group
A $55m project comprising 77 luxury townhomes spanning up to 260 sqm in size, with sustainable features like solar and EV chargers, and half of the properties offering space for four vehicles.
The project is 100 per cent sold, with completion expected in the second half of this year.
The Wellington Collection, 7 Wellington Street, Manly
Developer: Urbex Living
A $22m project comprising a series of six apartments and two townhouses overlooking the Manly boat harbour with views out to Moreton Bay.
Expected to be completed in late 2023 with nearly half of all sales secured off the plan, with prices starting from $2m to $3.3m.
More than 80 per cent of this waterside townhome project is now sold, with only four of the 26 townhouses remaining.
The development includes a 22ha tidal lake park for recreational activities like stand-up paddling, kayaking, biking, and swimming in a communal pool overlooking the canal.
