Xmas wish: Victorian buyers pay $7.1m for QLD holiday unit

8/81 Hastings Street, Noosa Heads, sold for $7.1m under the hammer.

A Victorian family is hoping borders will reopen and Christmas will be sorted after bidding $7.1m for their new beach holiday unit – the highest price QLD has seen this past week.

Whoever said kitchens sell homes did not have this unit in mind, but there’s good reason why it fetched such an astounding sum holidng prime position in one of the hottest lifestyle markets in the country.

The home has a huge terrace where residents generally spend their time when not at the beach or restaurants in the area.

CoreLogic records show the three bedroom, two bathroom, one car space unit in Noosa Heads was the highest price paid for a property in Queensland in the past week.

The unit at 8/81 Hastings Street went under the hammer on Saturday and drew four registered bidders, according to agent Rebekah Offermann who listed the property with her father Tom Offermann of Tom Offermann Real Estate.

Ms Offerman told The Courier-Mail that the property had quite a number of Facetime inspections off interstate buyers and a handful of international ones.

“We’re still doing a lot of that,” she said of virtual inspections.

Four bidders registered for the auction on Saturday.

Of the four registered bidders, three were on the phone interstate while one was a local Noosa family.

“It was great, there were probably about 40 people at the auction. Bidding started at $5m. It was paced and considered as you’d expect with that calibre of property.”

Bidding jumped in “a few big half million increments” at times, she said, and then slowed to end at $7.1m.

“They are just so excitied to secure something and they are daydreaming of the day they can come in and book in to their favourite restaurants and relax.”

Literally a stone’s throw away from all the action.

She said the price reflected the location and the size of the property at 256sq m.

“That’s significant for Hastings Street where there are a lot of one and two bed units. This is that next step up, you can really relax into the property, the family has space to spread out and entertain on the huge terrace. It was just that next level.”

Ms Offermann said there was strong buyer enquiry for holidays homes in Noosa.

‘We had about 16t0 enquiries on the property in four weeks, a small handful of international enquires, a lot of interstate but also a good protion of Brisbane-based buyers as well looking for a home away from home.”

“I would say probably almost every enquiry was for an investment or holiday home. I don’t recall anyone that was looking for a place to live.”

The company also landed another mega sale over the weekend, $6.4m at Witta Circule.

“Location is key. Witta Circle is blue chip as well, and it’s the closest large scale homes to Hastings Street other than Little Cove. That was a gorgeous home.”

“Both properties are able to be short term holiday let so people can combine income and personal use and make the most of tax adanvatges,”
